What is a “mini-week”?

Our convenient “mini-week” option allows you to get away, but for less than a week. It’s perfect for those with hectic work schedules! Choose from two options: Sunday-Thursday or Thursday-Sunday

Why are the prices of each unit different?

Pricing varies by level (2nd or 3rd floor), private or common area deck, and views.

            Unit pricing varies based on the following:

        • Units
          • 201, 202, 206, and 207
          • 3 Bedrooms – 3.5 Bathrooms with a private covered deck.
        • Units
          • 203, 204, and 205
          • 3 Bedrooms – 3/3.5 Bathrooms with a common area terrace.
        • Units
          • 301, 302, 305, and 306
          • 3 Bedrooms – 3.5 Bathrooms with a private uncovered deck with partial ocean or bay views.
        • Unit
          • 304
          • 3 Bedrooms – 4 Bathrooms with a private uncovered deck and a city view.
        • Unit
          • 303
          • 4 Bedrooms – 4 Bathrooms with a  private uncovered deck and city view.


What time is check-in/check-out?

Check-in- 2:00 pm
Check-out- 10:00 am
*Due to turn over time, we cannot make accommodations for earlier/later checkouts during peak seasons.

Where do I check-in?

If you are arriving between 2:00-5:00 pm, you can pick up your keys in the lobby area of the building.
Guests arriving after 5:00 should contact the Reservation Coordinator by e-mail at least 24 hours before check-in to arrange a pickup place/time. Please coordinate your arrival time by e-mailing stay@tiluxuryrentals.com.

• Where do I return my keys at the end of my stay?

Please drop your keys in the drop box located near the elevators.

• Can I check-in earlier?

Unfortunately, due to turn over time, we cannot make accommodations for earlier/later check-ins during peak seasons.

• Can I have a late check-out?

Unfortunately, due to turnover time, we cannot make accommodations for earlier/later check-outs during peak seasons. Please note that tenants that occupy their unit beyond the designated check-out time of 10:00 am may be charged a late check-out fee of $300.00


• Are pets allowed?

With the exception of Service Animals, pets are NOT allowed at any of the TI Luxury Rental properties.

• Is there parking?

Each unit receives 2 parking spaces located in the parking garage below the building.
Clearance for the garage is 6’8″
You must leave the parking pass in the dash of your car at all times.

• Is there bike storage?

There are bike storage racks located on both sides of the buildings. (Locks are not provided)

• Do you provide beach tags?

Unfortunately, we do not provide beach tags.

• Do you provide beach accessories ? (umbrellas, chairs, towels, carts, etc)

Yes, you can add on beach items during the reservation process. Please click here for a list of add-on amenities:

If you decide to add-on an amenity at a later time, please do so no later than 1 week before your stay.

• Where can I store my beach accessories?

Due to fire and accessibility safety, beach items CANNOT be stored outside of units or along the railings on the 2nd and 3rd floor.

Plastic storage crates are located in front of parking spaces. Please store all beach items there.

• Is there an outside shower/place to clean up after the beach?

We do not have an outside shower.

Water spigots are located on both sides of the building.

• What is included in the unit?

• Do you provide linens and towels?

Yes, sheets and towels are provided. Each bedroom has a full set of linens, each full bath has two sets of towels (2 bath towels, 2 hand towels, 2 washcloths), each half bath gets 1 hand towel.

WE DO NOT PROVIDE linens for the queen sleeper sofa in the living room of each unit.

Unfortunately, WE DO NOT KEEP EXTRA LINENS/TOWELS ON-SITE. Therefore, once you arrive we cannot accommodate a request for more towels/sheets.

• Can I get extra sheets and linens?

Unfortunately, WE DO NOT KEEP EXTRA LINENS/TOWELS ON-SITE. Therefore, once you arrive we cannot accommodate a request for more towels/sheets.

Unit Amenities

• Is there a security deposit?

In accordance with island policy, there are two options for a security deposit:

Option 1- A separate $750.00 check that must clear the Re/Max Beach Home Realty escrow account 15 days prior to your reservation. (Please be aware that this may mean obtaining a bank check). This option is refunded a month after your stay.

Option 2- An additional $50.00 charge that can be applied to the credit card on file. This option covers up to $3,000 worth of damage and any claims are handled by the Re/Max agents. This amount is non-refundable.

• What is the cancellation policy?

As per our rental agreement, the cancellation policy is as follows: “32. TENANT DEFAULT. In the event that the tenant wishes to cancel the fully signed lease, He/She shall make such a request in writing to RE/MAX Beach Home Realty. The lease shall be terminated only after another tenant is secured or permission from the owner is otherwise granted. In the event of cancellation by tenant, payments will be refunded only when the properties re-rented at no loss to the owner and 10% of such refund shall be deducted as a fee for the agency re-rental services. Owner may terminate lease upon tenants’ failure to make any rent payments when due.”

• What is the maximum occupancy of people that can be in the unit?

The maximum occupancy of each unit is located within the unit description. Please note that occupancy includes adults AND children.

Please note that it is paramount to abide by the maximum occupancy due to fire and safety concerns.

• Do you have an elevator?

Yes, there is an elevator on each floor, including the parking garage.

• Are the units handicap accessible?

The units are handicap accessible.

• Do you have Wi-Fi?

Yes, each unit has its own Wi-Fi network. You are provided the password at the time of check-in.

Under no circumstance should the Wi-Fi Passwords be changed.

• Do you provide accommodations for events/wedding guests?

We would love to host guests for an event on-site or close by! We offer a 2 night minimum (off-peak season) at the rate provided on the website. Guests choosing to stay 3 or more nights receive 10% off the rental price.

• What is the difference between The Dunes and The Cove?

The Dunes is a 13-unit rental property located at 8600 Landis Avenue above Doc Magrogan’s Oyster House. The Cove is a beach-block 11-unit rental property located 8609 Landis Avenue directly across from The Dunes.
